Post-construction cleaning is one of the most misunderstood services in the cleaning industry. Homeowners and builders often expect it to be a quick polish and wipe — but the reality is that construction debris on glass and frames requires specialized techniques and tools that a standard window cleaning doesn't involve.
If you're about to hand over a new build, finishing a renovation, or accepting possession of a newly constructed home in Calgary, here's what to expect from a proper post-construction clean.
What Makes Post-Construction Cleaning Different
Construction adhesive and sticker residue: Protective film is applied to windows during construction to prevent scratches. By the time it's removed, the adhesive often leaves a sticky film that requires a chemical solvent to lift without scratching the glass.
Paint overspray: Even the most careful painters leave a fine mist of spray on adjacent windows, especially on new builds where windows are installed before painting is complete. Paint on glass requires a razor blade scraper used at the correct angle — done wrong, it scratches; done right, it comes off cleanly.
Cement and grout splatter: Masonry work near windows almost always results in some cement or grout splash on the glass. Hardened cement requires mechanical removal — it cannot be wiped off. This is time-consuming work.
Silicone caulking smears: Excess caulk around window frames is common. If it's still tacky, it lifts cleanly; if it's cured, it requires careful razor work.
Drywall compound dust: Construction dust is not like regular dust. It has a fine, chalky consistency that turns into a paste when wet and scratches glass if wiped with a dry cloth. The correct approach is to wet the surface thoroughly before any contact.
Hard water from wet trades: Plumbers, tilers, and concrete workers use a lot of water. Wherever water has splashed on glass and dried, it leaves hard water mineral deposits.
The Right Process
A professional post-construction window clean should follow this sequence:
1. Dry removal first: Brush or vacuum loose debris off glass and frames before any moisture is introduced. Wiping dusty glass wet scratches the surface.
2. Solvent treatment: Apply appropriate solvents to adhesive residue, paint, and stubborn deposits. Let dwell. Don't rush this step.
3. Razor scraping: For cured paint, silicone, and hardened cement, a professional uses a fresh single-edge razor blade at 30–45°. Blades dull quickly on construction debris and must be changed frequently — a dull blade drags instead of cutting and will scratch the glass.
4. Traditional mop and squeegee: Once debris is removed, the window is cleaned like a standard window — mop with cleaning solution, squeegee off, detail the edges.
5. Frame and sill cleaning: Construction dust gets into every gap in a window frame. Tracks, sills, and hardware all need attention.
How Long Does It Take?
Post-construction cleaning takes significantly longer than routine window cleaning — typically 2–4x as long per window, depending on the level of construction mess. A 25-window home that would take 2 hours to clean normally might take 5–8 hours post-construction.
This is why post-construction cleaning is priced differently. If a company quotes you post-construction cleaning at the same rate as regular window cleaning, they're either very fast (unlikely for quality work) or they're planning to skip the hard parts.
When to Book
The ideal time for post-construction cleaning is immediately before or after the final construction inspection — late enough that most trades are finished, but before you hand keys to the owner or move furniture in.
Don't leave it until move-in day. Wet mopping and razor-scraping windows with furniture already in place is difficult and risks getting chemicals on floors and furnishings.
